STR Property Research Pro Needed | Locate High-Potential Airbnb/Co-Listing Opportunities

Description:

We are looking for a skilled and resourceful freelancer to help identify and vet short-term rental (STR) properties for Airbnb co-listing opportunities.

The ideal candidate will be experienced in STR market research and have a strong understanding of what makes a property profitable even in saturated markets. You’ll need to be comfortable digging into local regulations, market performance, and rental comps to assess revenue potential and STR viability.

Deliverables:

A prioritized list of 20 - 25 vetted properties that meet the following criteria:

- Not restricted by local STR regulations or HOA rules

- Located in established or emerging STR markets (U.S. preferred)

- Can realistically generate $100K+ in annual gross revenue

- Perform well even in competitive or saturated markets

- Ideal for co-listing or revenue-share partnerships

- Are turnkey and furnished to a high standard

Must-Have Skills:

- Experience with STR research tools (e.g. AirDNA, PriceLabs, Mashvisor, Rabbu, etc.)

- Understanding of zoning, permitting, and local STR regulations

- Ability to analyze market saturation and competitive listings

- Strong attention to detail and research accuracy

Nice-to-Haves:

- Real estate or property management background

- Experience working with STR operators or co-hosts

- Familiarity with direct booking strategies and revenue management
